5 Tips for Moving In To Your New Home!

Moving in to your new rental property is exciting, and can be stressful!
Here are five tips to remember that will help you during this transition:
1. Read Your Lease In Advance
To expedite the process of signing your lease and moving in, ask your property management company to send  a copy of your lease, or at least a sample copy in advance. This gives you time to reflect on the company’s policies, rules, and procedures and ask questions before you move in. That way there will be no surprises when you go to sign the lease, and you’ll be in and out of the office much in no time! 
 
2. Take Pictures
Most property management companies will have you fill out a “Move-In Condition Report,” which catalogs the state of the unit upon your arrival. This is a very good practice that protects the renter as well as the property manager, and keeps everyone accountable. In addition to the paper report, take pictures of each room. Make sure the picture is date stamped. Do this BEFORE you unload any boxes, so you are sure to get the details of every surface.

How To Ensure Online Payments

Paying rent online is the quickest and easiest pay method for managing properties, for both the tenant and the property owner/ manager. Here are three tips to increase online rent pay:
1. Make it Simple:
Writing rent checks is not too difficult overall, which means that if you want your tenants to pay online, the system and website need to be just as easy or easier than writing out two lines and a signature. Make sure common buttons, such as “Pay Rent Now,” or “One Time Payment” vs “Recurring Payment,” are large, bright, and on the main page. Keep the webpage open: don’t bog it down by having a ton of words or links on the page. Lastly, keep the number of re-routing pages to a minimum; if the process from clicking “Pay Rent” to “Payment Confirmed” is 3 steps/ pages or less, it will make rental payments easy.

5 “MUST HAVE” OFFICE SUPPLIES FOR A SUCCESSFUL ACCOUNTANT

I remember when I was asked to write this blog, I balked at the idea. But then I realized that this might not only help my readers; but, myself as well.  I’ve been working as an Accountant for over 15 years.  I’ve worked in a variety of different industries which has helped me develop a pretty good idea of some of the “MUST HAVES” for an Accountant’s office.  

First, if you don’t have the right calculator you might as well quit now.  I remember when I was working at my first job and we were given a small calculator which did NOT have the paper tape on it.  The nightmare of trying to remember if you typed in this number or not and/or used the correct key was horrifying.
